We plan to offer both funds and project specific syndications based on the opportunities that are best for our investors, and your investing goals. We’ll tell you up-front whether a new investment opportunity is a fund or a syndication, and why you would be interested in investing.

Simply put, an accredited investor is an individual who earns more than $200,000 in each of the past two years, and will do so in the current year, or someone who has a net worth of at least $1,000,000 (excluding primary residence). The two easiest ways to calculate investment returns are by using ‘Cash on Cash’ and ‘Average Annual Return.’ A third way to calculate returns is by using the ‘Internal Rate of Return’ calculation which takes into account the time value of money. 

  • CoC: (Annual Cash Flow / Initial Cash Outlay) x 100%
  • AAR: solve for the average CoC figures over the lifetime of the investment

Yes! You can invest using a variety of account types. If you’re unfamiliar with the steps we can refer you to a partner that will help you with this.

Industry standard is for the General Partner (or the Sponsor) to build in an acquisition fee and an asset management fee into the investment. These fees vary but typical acquisition fees are 2% to 4%, and typical asset management fees are 1% to 2%. There could also be other fees based on the sale price and/or asset type.

At the end of each year you will receive a K-1 via our investor portal.

Yes. We will present a Business Plan for every new investment opportunity. You will have the chance to either watch a live presentation, or watch a recording of the presentation.
