Claude Condo, Rph

Founder and CEO

Claude has over a decade’s worth of experience in commercial real estate investing with an emphasis on triple net (NNN) acquistions. He is a very successful pharmacist, multi-store business owner, and understands the importance of real estate as it pertains to medical practices. Claude is now on a mission to help 10,000 pharmacists and healthcare professionals build wealth and achieve financial freedom through commercial real estate investing.

Jeff Stark

Co-Founder and COO

Jeff focuses on operations, investor relations, and implementing capital improvements at all RxREI properties. He brings a wealth of knowledge when it comes to digital marketing and digital media and has spent over ten years managing major accounts and brands like Toyota, Mazda, Buy.com, Dole Packaged Foods, and IHOP. Jeff is a licensed real estate agent in the state of California and actively working towards the CCIM certification.

Kayla Smith, PharmD

Pharmacist Relationship Coordinator

Kayla focuses on new investor engagement and promotion of RxREI primarily through pharmacist focused conferences and events. Kayla is a recent graduate of the University of Florida College of Pharmacy and has multiple years of experience in both retail and hospital pharmacy. Kayla is a member of several professional pharmacy associations including, but not limited to, APhA and FPA.

Our Investment Strategy


Conservative Underwriting

Once we locate a new investment opportunity (based on our stringent Investment Criteria) we start to underwrite. Our team gathers all financial documents from the Seller including rent rolls and revenues/expenses for the previous year of operations. We also study “Comps” (or Comparables) in the vicinity of our acquisition to make sure we understand demand and expectations in the local market.

Stress Testing

We look at potential economic factors and how they could impact (positively or negatively) our asset management plans. Factors include changes in vacancy rates, the amount of time to reach stabilization, opportunities to force appreciation, and other factors. This step in our process is very important in setting expectations around asset performance, and it also gives us a better idea of how we will successfully exit the investment


Projecting Strong Returns

We make sure that every investment opportunity meets or exceeds industry standards based on the ‘Cash on Cash’ and ‘Internal Rate of Return’ calculations. Using these calculations allows us to determine the value that each individual investor will receive over the hold period of an investment. We also look at the ‘Equity Multiple’ calculation and often provide this figure as well to help simplify investment decisions.


Formulation of the Business Plan

Once the investment/asset is analyzed in every way we formulate the Business Plan. This is a compilation of all of the analysis, opportunities, risks, and strategies that we have established to this point. We feel confident in showing the investment opportunity to our investors, and we schedule a webinar presentation. Key topics addressed will be an overview of the management team, an analysis of the asset, an explanation of the value that we are creating, the amount of debt and equity needed for the investment, and the projected ROI for each investor.
